4208 - Project Manager - Irvine, CA

The Project Manager oversees the technical aspects of assigned commercial installations. Project Managers report to the Director of Projects and are regularly required to manage multiple projects concurrently.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

•Manage commercial construction projects
•Contract evaluation and compliance
•Create schedule, update
•Confirm application for co-funding amounts
•Closely monitor billing milestones
•Order roof analysis and confirm roof compliance
•Direct info through Engineering for site/project approval
•Notify customer of their obligations i.e. phone line
•Responsible for submittal assembly
•Create scope of work for subcontractors
•Solicit bids from subcontractors
•Manage issuance of sub contracts
•Review Bill of Materials and release BOM
•Confirm shipping and materials (BOM complete)
•Track and confirm component delivery/fabrication
•Obtain building permits and business license
•Supervise (oversee) installation
•Job site safety
•Confirm Interconnect Agreement has been completed
•Communicate information on project to Lori for data posting
•Communicate information on project to O&M
•Commission new system
•Coordinate delivery of rented equipment and locally purchased materials
•Participate in system design
•Customer liaison
•Verify compliance of ordered materials (through PO’s and packing slips)
•Schedule return of tools and excess materials
•Oversee creation of O&M manual

SUPERVISORY RESPONSIBILITIES

May oversee one Site Supervisor. Responsible for effective oversight of multiple subcontractors and temporary leased installation labor.

QUALIFICATIONS

•Working knowledge of commercial construction practices.
•Familiarity with UBC code.
•Ability to read schematic mechanical and electrical drawings.
•Ability to successfully oversee unskilled, temporary labor force.
•Ability to successfully procure, monitor, and assess subcontracted construction functions (ie electrical contractors, commercial roofers).

EDUCATION and/or EXPERIENCE

Experience with commercial construction and/or electrical contracting is required. Experience with project scheduling software such as MS Project is preferred.
